What Decides a Curtain Job in Dubai
Three things decide a curtain job in Dubai, and none of them is the fabric. The first is the ceiling. Most apartments here have a gypsum false ceiling with the structural slab anywhere from 20 to 40 cm above it, so a ceiling track fixed with board plugs is holding onto nothing but plaster — it needs threaded drop rods up to the slab, or a timber batten inside the bulkhead to fix into. The second is the curtain pocket. A great many Dubai apartments are handed over with a recessed pocket above the window and no track in it, and the track has to sit inside that recess with enough clearance for the runners and the fabric to move. The third is weight: a lined blackout pair for a 3 m window commonly runs 8 to 12 kg, which is why brackets belong every 80 to 100 cm and why a centre bracket is not optional on anything over 1.5 m.
A few measurements save a second visit. Track width should extend 15–20 cm past the reveal on each side so the curtains stack off the glass and let the light in. Height is a choice: just above the frame, or ceiling-to-floor for the taller look most Dubai apartments suit. Allow around 1 to 1.5 cm of floor clearance unless you want the hem to break. And order roughly two to two and a half times the track width in fabric — anything less and the curtains hang flat rather than gathering. Two practical local points: many towers restrict drilling to set hours and some want building management notified before a contractor starts, and most tenancy contracts leave filling and touching up holes to you at the end of the lease, so it pays to settle the layout once.
